Moving to the Santa Clarita Valley: 5 Things to Know Before You Buy (2026 Guide)

Every month I meet buyers from the San Fernando Valley, the Westside, and out of state who are considering the move to Santa Clarita — and almost all of them ask the same questions. Here's the honest, on-the-ground answer to the five that matter most.

1. Each community has its own personality (and price point)

"Santa Clarita" is really six distinct markets. Valencia is the master-planned heart — paseos, villages, and the widest range of housing, with condos from the mid-$400Ks and single-family homes roughly $650K–$1.2M. Saugus and Canyon Country are the family-value plays, with Canyon Country offering the most attainable entry in the entire valley. Newhall brings historic charm and a walkable Old Town arts district. Stevenson Ranch is the polished west-side address with standout elementary schools, and Castaic gives you lake-town living with newer hillside construction.

2. The schools are a genuine draw

The William S. Hart district and the elementary districts that feed it — especially in Stevenson Ranch, Valencia, and Saugus — are among the biggest reasons families make the move north. Many buyers find they can trade a 1,200 sq ft house near an average LA school for a 2,400 sq ft house near a great one, at a similar monthly payment.

3. Budget realistically for the commute

The I-5 and Highway 14 are the valley's lifelines, and rush hour is real. What surprises people: Santa Clarita has three Metrolink stations (Newhall, Santa Clarita/Saugus, Via Princessa) with direct service to Burbank, Glendale, and Union Station. If your office is near a Metrolink stop, the commute math changes completely. Remote and hybrid workers, of course, are the ones getting the most house for their money here.

4. New construction is still happening — a rarity in LA County

Unlike most of Los Angeles, Santa Clarita still builds. Communities like FivePoint Valencia, Skyline Ranch in Canyon Country, and Williams Ranch in Castaic mean you can actually buy a brand-new home here. New builds bring modern floor plans and energy efficiency, but resale homes in established Valencia and Saugus neighborhoods often deliver bigger lots and mature trees for less money — it's worth touring both before deciding.

5. It's competitive — but a different kind of competitive

Well-priced homes in Saugus and Valencia still draw multiple offers, especially near top elementaries. But compared to the San Fernando Valley, you'll face fewer all-cash investors and more families like yours. Sellers here respond to clean, well-prepared offers: full underwriting before you tour, realistic contingency timelines, and a local agent who knows the listing agents on the other side.
