Reseda 91335 ZIP Code Guide
Reseda is one of the few San Fernando Valley neighborhoods that lines up with a single ZIP code. Every Reseda street address carries 91335, so this page is both my Reseda neighborhood page and my 91335 ZIP code guide.
Two details are worth knowing before you search. Post office boxes in Reseda use 91337, a box-only ZIP code with no streets of its own. And on the blocks just north of Oxnard Street, some MLS listings show "Tarzana" as the city even though the address carries 91335. A September 2026 sale on Erwin Street, listed as Tarzana, was one of them. When the ZIP code matters to you, check it on the listing itself.

| Property type | Median sale price | Change from a year earlier | Homes sold | Median days on market |
|---|---|---|---|---|
| Single-family homes | $852,183 | Down 6.4% | 87 | 37 |
| Condos and co-ops | $404,937 | Down 6.8% | 18 | 95 |
| Townhouses | $530,027 | Down 5.4% | 12 | 78 |
| All home types | $800,654 | Down 3.2% | 118 | 48 |
Redfin, 91335, three months ending August 2026. The condo and townhouse figures rest on 18 and 12 sales, so treat them as a rough guide.
Two markets in one ZIP code. Reseda houses and Reseda condos are moving at very different speeds right now. Single-family homes sold in a median of 37 days, six days faster than a year earlier, and Redfin counted 44.4% of all 91335 sales closing above list price, with homes receiving about four offers on average. Condos took a median of 95 days, 27 days longer than a year earlier, and townhouses took 78 days. For a house seller, those numbers point to strong competition among buyers. For a condo buyer, they point to more time to decide and, often, more room to negotiate. Redfin also put the 91335 median price per square foot at $527, down 10.3% from a year earlier, so the headline medians are not the whole story. The number that matters for any one home is a comparable-sales analysis, not a ZIP code median.
On October 6, 2026, the listing search on this site returned 180 properties in the 91335 for-sale search and 100 active rentals. Those counts change daily; the buttons below always show the current inventory.

Where 91335 begins and ends
Based on the Census Bureau's ZIP Code Tabulation Area map and its address geocoder, 91335 covers about 6.6 square miles of land:
- North: Roscoe Boulevard. North of Roscoe you are in Northridge, 91324; the Roscoe Boulevard address I tested, 18500 Roscoe, already carries 91324.
- West: Corbin Avenue. West of Corbin is Winnetka, 91306.
- East: White Oak Avenue, from Roscoe Boulevard down to Victory Boulevard. 17700 Sherman Way, just west of White Oak, is 91335, while the White Oak Avenue addresses I tested carry 91406, the ZIP code shared by Lake Balboa and Van Nuys.
- South: two steps. East of Lindley Avenue, Victory Boulevard is the line, and the south side of Victory is Encino's 91316. West of Lindley the line drops to Oxnard Street, so the blocks between Victory Boulevard and Oxnard Street, Erwin Street included, are 91335, while Oxnard Street addresses are Tarzana's 91356. West of Tampa Avenue the line angles northwest toward Corbin Avenue.
Reseda Boulevard and Sherman Way cross near the middle of the ZIP code, and the grid around them is mostly flat, straight residential streets. All of 91335 sits on the flat valley floor, which is one of the clearest differences between Reseda and the hillside sections of Tarzana and Encino to the south.
How 91335 compares with the ZIP codes around it
| ZIP code | Area | Median sale price, all homes | Median days on market |
|---|---|---|---|
| 91335 | Reseda | $800,654 | 48 |
| 91306 | Winnetka, west of Corbin Avenue | $804,652 | 36 |
| 91406 | Lake Balboa and Van Nuys, east of White Oak Avenue | $899,611 | 41 |
| 91316 | Encino, south of Victory Boulevard | $1,004,565 | 52 |
| 91324 | Northridge, north of Roscoe Boulevard | $1,032,553 | 38 |
| 91356 | Tarzana, south of Oxnard Street | $1,044,548 | 60 |
Redfin, three months ending August 2026, all home types.
Reseda had the lowest all-homes median of the six ZIP codes, about $4,000 below Winnetka and about $99,000 below 91406. Cross Victory Boulevard into Encino, Oxnard Street into Tarzana or Roscoe Boulevard into Northridge, and the all-homes median rises by more than $200,000. Reseda homes did take longer to sell than those in Winnetka, 91406 and Northridge, which matches the slow condo market described above.

U.S. Census Bureau, American Community Survey 2020 to 2024 five-year estimates, via Census Reporter. Survey estimates carry margins of error. The median rent includes long-standing leases, so it is not a quote for a unit available today.
With about 25,700 homes, 91335 has roughly twice as many housing units as Tarzana's 91356. Just over half are detached houses, and nearly four in ten are in buildings of five or more units. Owners and renters are split almost exactly in half. That puts Reseda between its neighbors on both counts: Winnetka's 91306 is 60.8% detached houses and 56.3% owner-occupied, while 91406 is 42.1% detached and 40.6% owner-occupied, based on the same Census survey. With a median year built of 1963, Reseda's housing is also older than in 91306 and 91406 (both 1965) and Tarzana (1973). Where the typical home is more than 60 years old, check the permit history for any addition or conversion, especially work that changes the square footage.

Schools, crime data and property records
I do not rate schools or neighborhoods. These official sources give every buyer the same information, address by address:
- LAUSD Resident School Identifier for the public schools assigned to any address.
- California School Dashboard for state-reported school data.
- City of Los Angeles Open Data for LAPD crime data.
- ZIMAS for zoning and hazard designations on a parcel.
- Los Angeles County Assessor for property records.

My own work in 91335
My records show six closed transactions in 91335 since 2015: a home I listed and sold on Geyser Avenue in 2019, buyer purchases on Reseda Boulevard in 2017 and on Hamlin Street in 2018, a lease on Newcastle Avenue in 2019, and a Sherman Court condominium that I helped a client buy in 2015 and then leased for that same owner in 2024. Nine years with the same client and the same home is the kind of relationship I work for.
If you are deciding between a Reseda house and a condo, or weighing Reseda against Winnetka, Lake Balboa or Tarzana, I am glad to walk you through the recent sales that apply to your budget.
