Ports of Call is not The Lindbrook
Lindley Avenue has several condominium buildings within a few hundred feet of each other, and the portals mix them up. Ports of Call is only the building at 5400 Lindley Ave. It has its own association and its own dues.
- 5420 and 5440 Lindley Ave next door are The Lindbrook, a separate community of townhomes and flats built in 1973 with a separate HOA.
- 5412 Lindley Ave, 5354 Lindley Ave and 5334 Lindley Ave are also separate buildings.
- Some portals label this block "Lindley Townhomes Homeowners Association." That is a portal neighborhood label covering several buildings, not the name of the association at 5400 Lindley.
Every unit at Ports of Call shares the single street address 5400 Lindley Ave. Unit numbers run from the 100s through the 300s.
The building
As the listing agent for a two-bedroom home here, I know this building from the inside. A few things stand out compared with other 1970s condos in Encino.
- Controlled access. Entry is controlled, and the front doors open into a tiled lobby with a sitting area and mailboxes.
- An elevator serves the upper floors from the lobby.
- A central courtyard with a pool and spa sits in the middle of the building, so many units look inward over the pool rather than out to the street.
- Covered garage parking with assigned spaces.
- Two community laundry rooms. Buyers who want in-unit laundry should confirm what an individual unit has before making an offer.
Floor plans and square footage
Ports of Call has one-bedroom, two-bedroom and three-bedroom flats. These are the sizes that appear in MLS records for units in the building. Square footage in listings comes from the MLS or the county assessor and can differ from a physical measurement.
| Plan | Square feet | Examples of units reported with this size |
|---|---|---|
| 1 bedroom, 1 bath | About 726 to 885 | #202, #208, #219, #224, #321 |
| 2 bedrooms, 2 baths | 1,043 | #105, #117, #205, #217 |
| 2 bedrooms, 2 baths | 1,122 | #101, #301, #322 |
| 2 bedrooms, 2 baths | 1,142 | #207 |
| 2 bedrooms, 2 baths | 1,233 | #121, #211, #221, #311 |
| 3 bedrooms, 2 baths | 1,400 | #120, #212, #220 |
Some two-bedroom units have a shower-only second bathroom, which the MLS records as a three-quarter bath. That is why a few portals show fewer than two baths for a two-bath home. Ask for the bathroom details on any unit you are considering.
HOA dues, and what they cover
Dues at Ports of Call vary with the size of the unit. The two-bedroom listings active in September 2026 showed dues of about $471 to $475 a month.
According to the MLS listing for my unit in the building, the dues include:
- Water, hot water and sewer
- Trash
- Basic cable
- Earthquake insurance
- Common-area maintenance
Gas and electricity are paid by the owner or tenant of each unit.
Dues are set by the association and change over time. The amounts above are approximations taken from listings on the date noted, not a quote. Confirm the current dues, any assessments, the reserve study and the master insurance policy with the association and in the disclosure package during escrow.
Amenities
- Pool and spa in the central courtyard
- Sauna
- Dog park
- Lobby lounge
- Elevator
- Two community laundry rooms
- Controlled-access entry and covered garage parking
Parking, pets and leasing
Parking
Each unit has assigned covered parking in the building's garage. The number of spaces varies: current listings in the building show one space for some units and two for others. Confirm the exact spaces, and whether they are side by side or tandem, for the unit you are buying.
Pets
Pets are allowed, subject to the association's pet rules. Ask the association or your agent for the current written rules before you commit, especially if you have more than one pet or a large dog.
Leasing
Owners do lease units here. Recent lease listings in the building have been offered on 12-month terms. I have not seen a published rental cap or minimum lease term for Ports of Call, but that does not mean one does not exist. If you are buying to rent the unit out, read the association's CC&Rs and rules on leasing before you remove your contingencies.
Renting at Ports of Call
For a sense of the rental market, a 1,233-square-foot two-bedroom unit, #211, leased in August 2025 at $3,000 a month, and a two-bedroom unit of the same size is listed for lease at $3,000 a month as of September 2026. Rent depends on the plan, the floor, parking and condition, so use these as reference points, not a promise.

Recent sales and the current market
These are the most recent closed sales at Ports of Call that I could confirm in at least two public, MLS-based sources as of September 25, 2026.
| Unit | Plan | Sq ft | Closed | Price | Price per sq ft |
|---|---|---|---|---|---|
| #105 | 2 bd, 2 ba | 1,043 | October 2025 | About $430,000 | About $412 |
| #205 | 2 bd, 2 ba | 1,043 | March 2025 | $420,000 | About $403 |
| #311 | 2 bd, 2 ba | 1,233 | January 2025 | $560,000 | About $454 |
On the market as of September 25, 2026: three two-bedroom units were listed for sale, at 1,043, 1,122 and 1,233 square feet, with asking prices from about $450,000 to $580,000. One two-bedroom unit was listed for lease.
When you compare units in this building, look past the list price. The same two-bedroom plan can differ in price per square foot, the number of parking spaces, which floor it is on, whether it faces the courtyard or the street, and how recently it was updated. Those details explain most of the price differences between units here, and they are what I walk buyers through before they write an offer.
