Masongrove Townhomes in Chatsworth, CA (10201 Mason Avenue)

One street address, 140 homes. Every townhome at Masongrove shares the same number, 10201 Mason Avenue, and is told apart only by its unit number. The community sits on Mason Avenue between Devonshire Street and Lassen Street in Chatsworth, on a single 7.6-acre parcel, and every unit was built in 1980. I have been part of four sales here since 2014, the most recent in June 2025, so this guide mixes the public record with what I have seen in those escrows.
Listings and appraisals sometimes write the name as "Mason Grove." The association's own website uses "Masongrove Homeowners Association," which is the spelling this page follows.

The four floor plans, measured in square feet
The Los Angeles County Assessor lists every one of the 140 units with its living area and bedroom count. Only four sizes appear, which makes Masongrove unusually easy to compare unit against unit.

The layouts are multi-level. Some sale records list two levels and others list three or more, so walk the specific unit before you assume a floor plan. When I listed a two-bedroom here in 2016, it had two primary suites, which is a common reason buyers ask about these plans.

That is close to a doubling in twelve years, and about a 13 percent step between the 2025 and 2026 records. On the 2025 and 2026 records, listing agents named items such as water, sewer, trash, cable TV, grounds care and earthquake insurance as covered; not every record lists the same items.

Two patterns stand out. The 1,711 square foot three-bedroom plan has held a narrow band, $685,000 to $720,000, across four sales in 2024 and 2025. The two-bedroom homes have drifted the other way: from $619,000 to $669,000 in 2024 down to $590,000 to $607,000 in 2026. The lowest result, $530,000 for a 1,623 square foot three-bedroom in September 2026, came after 118 days and a first asking price of $649,000; the record does not say why, which is a reminder that condition and timing can outweigh square footage.

Medians mix two- and three-bedroom sales, so a year with more three-bedroom closings reads higher. The 2025 median reflects three of five sales being three-bedroom homes.
On the market right now
On October 4, 2026, one Masongrove home was active in the MLS: a 1,534 square foot two-bedroom asking $599,000, listed for 157 days. Nothing was in escrow and no unit was offered for lease. With 140 homes and roughly five sales a year since 2023, a buyer who wants a specific plan may need to wait.

Leasing a Masongrove townhome
Five Masongrove leases closed in the MLS between August 2025 and July 2026, at $3,000, $3,150, $3,500, $3,500 and $3,500 a month. The three-bedroom in that group, a 1,623 square foot plan, leased at $3,500, the same as two of the two-bedroom homes. Back in 2019, two-bedroom leases here closed at $2,600 to $2,750.
Owners who plan to rent should read the current rules on lease terms and tenant registration before buying. Those rules are not shown in the MLS records, so ask the management company for them in writing.
Pets, rules and the documents to request
Several sale records mark the community as "Pets Permitted" with "Pet Rules," without giving the limits. The association adopted a revised set of rules and regulations in 2008, which the management company sent to me in 2015; rules may have changed since. Owners have online access to association documents through the portal linked from masongrovehoa.com. Before you remove contingencies, read at least these:
- CC&Rs, bylaws and the current rules and regulations
- Current operating budget and the most recent reserve study
- Master insurance summary, including whether earthquake coverage is carried and its deductible
- Board meeting minutes from the last 12 months and any notice of special assessment
- Any parking, pet, leasing, satellite dish, barbecue or EV charging policy
Lender approval and condo eligibility can change, so ask your lender to confirm early.
Assigned public schools for 10201 Mason Avenue
On October 4, 2026, I entered 10201 Mason Avenue into the LAUSD Resident School Identifier. It returned these resident assigned schools:

Errands, trains and parks near Mason and Devonshire
Mason Devonshire Plaza, at the corner just north of the community, includes a Trader Joe's at 10330 Mason Avenue. Mason Recreation Center, 10500 Mason Avenue, has ball diamonds, basketball courts and a play area. Stoney Point Park sits on Topanga Canyon Boulevard near Chatsworth Street.
Chatsworth Station, 10046 Old Depot Plaza Road, serves Metrolink's Ventura County Line, Amtrak and the north end of the Metro G Line, with free parking. The Ronald Reagan Freeway (SR-118) has exits at Topanga Canyon Boulevard and De Soto Avenue. The nearest hospitals include Northridge Hospital Medical Center (18300 Roscoe Boulevard), Kaiser Permanente Woodland Hills (5601 De Soto Avenue) and Providence Holy Cross Medical Center (15031 Rinaldi Street, Mission Hills). Northridge Fashion Center is at 9301 Tampa Avenue.

My own record at Masongrove
My work here goes back to 2014, when I represented the buyer of a two-bedroom townhome. In 2016 I listed and sold that same home for the same client. I was also part of the purchase of a three-bedroom unit in 2022 and its sale in June 2025. Four escrows in one 140-unit community have taught me where the questions usually come up: dues history, the resale document package, garage condition and which plan a buyer is actually comparing against.
