About The Lindbrook
The Lindbrook is a gated, brick-faced community of about 81 homes on a quiet residential stretch of Lindley Avenue in Encino, a few blocks north of Ventura Boulevard. It was built in 1973 and is laid out as one property with a single main entrance in front — the brick-and-lettering entry on Lindley signed for both 5440 and 5420 — and a gated vehicle entrance in back — with the townhomes on one side and the condominiums on the other, sharing one association and one pool but offering two very different kinds of home. That split is the first thing to understand about The Lindbrook, because it explains almost everything about how it lives and how it sells.
Two buildings, one community
5420 Lindley Avenue is the townhome building. Its homes are two-story residences of roughly 1,855 to 1,890 square feet — three bedrooms in most, with a few configured as four — and every one of them has its own private attached two-car garage — side-by-side spaces, not tandem — with direct entry into the home. Inside, the ceilings are high throughout, which is why these townhomes feel larger and grander than their square footage suggests. In a neighborhood where many condo owners park in a shared garage and carry groceries to an elevator, a townhome with its own garage door is unusual, and it is the main reason the 5420 homes sold for more than the flats next door in every recorded 2024–2026 sale.
5440 Lindley Avenue is the condominium building. It is three stories of single-level, two-bedroom, two-bath homes in two main sizes — about 1,283 square feet and about 1,582 square feet — served by two elevators, one at each end of the building, and a secured parking garage beneath the building with two assigned side-by-side spaces per home. Top-floor units have been marketed with vaulted ceilings, and the larger plan is generous for a two-bedroom in this part of Encino.
Listing records for homes in both buildings regularly mention fireplaces, formal dining rooms, wet bars, balconies or patios, double-door entries, and laundry inside the home rather than in a shared laundry room.
What makes The Lindbrook different from other Encino condos
Three things. First, size: a three-bedroom townhome approaching 1,900 square feet with a real garage is an uncommon product in Encino — on a typical day, condo listings in the neighborhood outnumber townhome listings by more than ten to one. Second, the amenity set is complete without being oversized — pool, spa and a recreation room — which keeps the association's obligations manageable compared with communities carrying tennis courts and a gym. Third, the location: Lindley Avenue is a residential street, so The Lindbrook is close to the Ventura Boulevard corridor without sitting on it.
The trade-off is age. Like most of Encino's condominium stock, The Lindbrook is a 1970s community, and the questions that matter most to buyers and owners are about how it has been maintained and insured, which is exactly what the HOA section below covers.

5420 Lindley Avenue, Encino, CA 91316 is the townhome building at The Lindbrook. Roughly a third of the community's homes are here, numbered as simple unit numbers, and the homes are two-story, three-bedroom townhomes with their own attached garages. If you are looking at a listing that says "5420 Lindley" and "townhouse," it is one of these.
5440 Lindley Avenue — the condominiums
5440 Lindley Avenue, Encino, CA 91316 is the three-story condominium building. Units are numbered by floor — 100s on the first level, 200s on the second, 300s on the third — and are single-level two-bedroom, two-bath homes reached by two elevators, one at each end of the building, from the parking garage below. Third-floor units are the ones most often described with vaulted ceilings.
Not part of The Lindbrook: 5400 and 5412 Lindley
Two nearby addresses cause confusion. 5400 Lindley Avenue, immediately to the south, is a separate community with its own association — Ports of Call Condominiums, a 1970 building of about 71 units — and is not part of The Lindbrook, even though some real estate websites group the whole block together under one made-up "Lindley Townhomes" label. 5412 Lindley Avenue is another separate community known as The Lindley. Past sales are a starting point, not a value. Historical transactions do not guarantee what any home at The Lindbrook is worth today; condition, floor, upgrades and timing move individual results by tens of thousands of dollars, as the spread in the table shows. One example from my own files: I sold 5420 Lindley #2 in 2018 for $630,000 and again in 2022 for $810,000 — same home, four years apart.

With only three to five closed sales a year, The Lindbrook is too small for monthly or quarterly averages to mean much; one renovated townhome or one as-is sale can swing a "median" by $100,000. So rather than publish a statistic that would mislead, here is how the community has actually traded, by product, according to the MLS:
- Townhomes at 5420: closed sales of $705,200 to $905,000 in 2024–2026. Condition, how much of the original 1973 finish remains, and whether the home is configured as three or four bedrooms explain most of that range.
- Two-bedroom condos at 5440: closed sales of $580,000 to $670,000 in 2024–2026, with the larger 1,582-square-foot plan making up most of the sales.
- The long view: the MLS records 64 closed sales at The Lindbrook since 2013. In 2013–2015, condos here closed between roughly $290,000 and $362,000 and townhomes between roughly $420,000 and $513,000 — so both products have roughly doubled over the past decade, with the townhomes gaining the most.
For context, Encino as a whole recorded a condo and co-op median of about $536,000 over the three months ending June 2026 (Redfin) — which shows The Lindbrook's two-bedroom flats trading above the typical Encino condo and its townhomes well above it. Encino-wide figures are not Lindbrook figures, though. If you own here, the right comparison is the most recent sale of your plan in your building, which is what a proper valuation looks at.
The Lindbrook HOA and Amenities
Amenities
The Lindbrook is a gated community with intercom entry and security cameras, a community pool on a sunny brick-trimmed deck, an enclosed spa room just off the pool, and a recreation room that is used mainly for association meetings. The association is professionally managed by Ross Morgan & Associates. One practical note for visitors: there is no guest parking inside the gate, so guests park on the street. The main pedestrian entrance is at the front of the property on Lindley Avenue; residents drive in through a gated entrance at the rear — the townhomes to their own private attached two-car garages, and the condos to the secured garage beneath the 5440 building, where each home has two assigned side-by-side spaces and two elevators bring residents up to their floor. Grounds maintenance is handled through the association. There is no on-site gym or tennis court. In recent years the association has replaced the roof and resurfaced the pool — the kind of big-ticket items a buyer of a 1973 community most wants to see already done.
HOA dues and what they have included
Dues are paid monthly to the Lindbrook Association, and as of 2026 they are $625 per month for every home — the same figure whether you own a townhome or a condo. What makes the number easier to accept is what it covers: the association's master insurance policy, including fire and earthquake coverage, which many Encino associations do not carry; water and sewer; trash; gardening and grounds maintenance; and the pool and spa. In day-to-day terms, that means trash and recycling are collected twice a week, on Mondays and Thursdays, and the gardeners come every Thursday. For a buyer comparing communities, an association that carries earthquake coverage is a meaningful difference, and it should be weighed against a lower dues figure elsewhere that leaves owners to insure that risk themselves.
One point of history worth knowing: in 2024 the association ran a special assessment of about $267 per month, disclosed on a 5420 listing at the time. That assessment has been paid in full, and as of 2026 there is no special assessment at The Lindbrook. Whether any assessment is in place at the time you buy is still something to confirm directly with the association during your review period.
HOA information, dues, rules, assessments, reserves and amenities may change. Figures above are current as of 2026 to the best of my knowledge from my own transaction in the community and public listing records, not a statement from the association. Buyers should independently verify all association information during their investigation period.
Pets, rentals and financing approvals
Pets: The Lindbrook allows up to two pets per home; the association's rules govern the details, so ask for the current pet policy if you have a specific animal in mind. Rentals — this matters if you are buying as an investor: The Lindbrook limits rentals to a maximum of 25 percent of the homes in the community. A buyer must occupy the home as an owner at purchase; owners who later want to lease put their name on the association's rental waitlist and may rent out their home when a rental slot becomes available. In practice this means The Lindbrook is not a buy-and-rent-it-out community on day one, which is one reason its owner-occupancy stays high — something lenders and future buyers both like. Confirm the current rule and waitlist status with the association before you buy. FHA and VA: whether a condominium project is currently approved for FHA or VA financing changes over time and must be checked against the HUD and VA condo databases at the time of your purchase; I check this for buyers as part of the offer process rather than publishing a yes or no that may be out of date.
Floor Plans and Unit Types
The Lindbrook has two basic families of homes:
- Three-bedroom townhomes (5420 Lindley): two-story homes of roughly 1,855 to 1,890 square feet, with two and a half or three bathrooms depending on the plan, high ceilings throughout, a direct-access two-car side-by-side garage with laundry, a fireplace, formal dining, and a private patio or balcony.
- Two-bedroom, two-bath condos (5440 Lindley): single-level homes in roughly 1,283- and 1,582-square-foot plans, with in-home laundry off the kitchen, a fireplace, a balcony, elevator access, and two assigned side-by-side spaces in the garage under the building. Third-floor units are the ones most often marketed with vaulted ceilings.
Individual homes vary — many have been renovated over five decades, some are close to original — so square footage and features should always be confirmed for the specific unit.
Buying a Condo at The Lindbrook
Buying at The Lindbrook is, in most respects, buying a well-located 1970s Encino condominium, and the process rewards buyers who read the association's paperwork carefully. Recent sale prices at The Lindbrook fall within the conforming loan limit for Los Angeles County, so conventional financing is the usual path. Because inventory is thin, being ready before a listing appears — pre-approval done, HOA questions prepared — matters more here than in a larger complex.
What to review before you write an offer
- The HOA document package: CC&Rs, rules and regulations, the current budget, the most recent reserve study, at least a year of board minutes, and the master insurance declaration. Read the minutes for pending repairs, litigation, or assessment discussions.
- Reserves and assessments: a 1973 community has roofs, plumbing, garage structures and pool equipment on a replacement schedule. What matters is whether reserves are funded for them and whether an assessment is planned.
- Insurance: confirm what the master policy covers, whether earthquake coverage is included, and what your own HO-6 policy needs to cover.
- Lending review: your lender will review the project's owner-occupancy ratio, delinquency rate, insurance and litigation status. This is routine, but it is a reason to choose a lender who does condo loans regularly.
- The unit itself: a standard inspection plus attention to plumbing, windows, and the garage or parking assignment recorded for the unit.

Online estimates struggle with The Lindbrook for a simple reason: the algorithms see one address group and a handful of sales a year, and they cannot tell a renovated top-floor condo from an original-condition one, or a townhome with a direct-access garage from a flat with two spaces in the shared garage. They also don't read HOA minutes. A real valuation for a home here starts with the last same-building sale of your plan and adjusts for floor, view, layout, parking, upgrades and the association's current condition. Thinking of Selling at The Lindbrook?Renting a Condo at The Lindbrook
Homes at The Lindbrook are occasionally offered for lease. Most recently, a three-bedroom townhome at 5420 Lindley was listed for rent in the summer of 2026 at an asking rent around $4,000 per month before being taken off the market. For a landlord, the appeal is the same as for an owner-occupant — a three-bedroom with a garage is scarce in Encino's rental market — while the two-bedroom condos compete with a large pool of Encino apartments and condos along the Ventura corridor. Before buying to rent, read the rental section above: the community caps rentals at 25 percent of homes, requires owner-occupancy at purchase, and runs a waitlist — so plan on living in the home first. Some lenders also treat non-owner-occupied condo purchases differently. Rent levels change quickly; I do not publish rent estimates here, but I can share current comparable leases on request.
Living Near The Lindbrook in Encino
The Lindbrook sits on Lindley Avenue on the 91316 side of Encino — the flatter part of the neighborhood north of Ventura Boulevard, where much of the area's condominium housing is located. From the community, the Boulevard is a short trip south: Ralphs at 17840 Ventura Boulevard and the Encino Commons center at 17547 Ventura Boulevard are among the closest everyday stops, with Gelson's at 16450 Ventura Boulevard farther east. Trader Joe's is at 17640 Burbank Boulevard, north of the community.
For open space, the Sepulveda Basin Recreation Area (17017 Burbank Boulevard) is the neighborhood's big backyard, with the Balboa Sports Complex, the golf courses, Lake Balboa and the bike paths. Commuters use the Ventura Freeway (101) via the nearby on-ramps; Metro's G Line busway has its Balboa Station at 6338 Balboa Boulevard, and Metro buses run along Ventura Boulevard. Providence Cedars-Sinai Tarzana Medical Center is a short drive west.

Public schools: listing records show The Lindbrook in the attendance areas of Nestle Avenue Charter School, Gaspar de Portola Middle School and Reseda Charter High School. Buyers should confirm current boundaries directly with LAUSD.
