Encino Spa East is one of those communities that people in the Valley know by name but rarely see written up properly. It was built in 1973 on a full five-acre block, and it does two things most 1970s condo projects in Encino did not: it gives every home a private two-car garage, and it gives the townhomes real square footage — most of them run about 2,075 square feet, and the largest end units go well past 2,400. That combination, plus a walkable location a few blocks north of Ventura Boulevard, is why resale prices here have moved from the mid-$500,000s to close to $1,000,000 in a little over a decade.

This page pulls together what a buyer, seller or owner actually needs: the addresses, the two very different types of homes inside the gates, the floor-plan sizes from the MLS, what the dues are and what they cover, the rules that matter, and every sale and lease from the last several years. Where something could not be confirmed from the MLS or the association's own materials, I say so rather than guess.

Encino Spa East, Encino Spa South, Encino Spa West: three communities, not one

The name causes confusion, so let's settle it first. There are three separate "Encino Spa" developments within a few blocks of each other, and they are not one association:

  • Encino Spa East — this page. 110 units, built 1973, addresses 5305–5365 White Oak Avenue and 5330–5340 Yarmouth Avenue, 91316.
  • Encino Spa South — the 5200 block of Yarmouth Avenue (both sides), built 1974, roughly 105 units.
  • Encino Spa West (sometimes listed simply as "Encino Spa") — 5232–5330 Lindley Avenue, built 1965, roughly 89 units.

Some MLS entries for the Yarmouth Avenue flats at Encino Spa East are typed in as just "Encino Spa," which is one reason portal building pages and automated valuation tools mix these up. If you are comparing a listing, check the street address against the list above before you compare the dues or the sales history. One more building to keep separate: 5315 Yarmouth Avenue, directly across the street from the Encino Spa East flats, is a different 1974 project on its own one-acre lot with different floor plans and its own association.

Addresses and layout: townhomes on White Oak, flats on Yarmouth

Encino Spa East occupies the block between Yarmouth Avenue on the west and White Oak Avenue on the east, between Burbank Boulevard and Ventura Boulevard. The community is gated with controlled access, and the two faces of the block hold two different kinds of homes.

The White Oak Avenue townhomes — 5305, 5315, 5325, 5335, 5345, 5355 and 5365 White Oak Ave

These are two-level townhomes with lettered unit designations (5305 White Oak #E, 5345 White Oak #J, and so on). Each has a private, direct-access two-car garage attached to the unit — the garages face the rear — with in-unit laundry typically located in the garage. The typical plan is 3 bedrooms and 2.5 to 3 baths at about 2,075 square feet, with double-door entries, tall ceilings, skylights in many units, a fireplace, and a private patio. A smaller 2-bedroom, 2.5-bath plan of about 1,740 square feet exists, and the end units run 2,344 to 2,451 square feet. At least one unit (5325 White Oak #C) has been recorded in the MLS at 4 bedrooms and about 3,443 square feet.

The Yarmouth Avenue flats — 5330 and 5340 Yarmouth Ave

These are single-level condominiums in three-story elevator buildings, with numbered units (101–116 on the first floor, 2xx on the second, 3xx on the third). Nearly all are 2-bedroom, 2-bath plans, generally between about 1,640 and 1,960 square feet, with private balconies; a few third-floor units are marketed as penthouses with taller ceilings and a half-bath added. Parking for the flats is in the community garage under the buildings — listings show two spaces per unit, sometimes tandem, sometimes side by side. Laundry is in-unit.

Guest parking is not consistently described in MLS records and should be confirmed with the association before you rely on it.

Floor plans and square footage

The association does not publish a floor-plan catalog, so the sizes below are the square footages that have appeared in CRMLS listings at Encino Spa East (most are assessor figures, a few are appraiser or seller measurements). Treat them as a guide, not a survey.

Why the same plan shows different numbersSquare footage in the MLS comes from whatever source the listing agent used — county assessor, an appraisal, a seller's measurement. The same unit has been listed at slightly different sizes in different years. If square footage matters to your price, measure it or have it appraised; do not rely on a listing.

HOA dues, and what they cover

The association is Encino Spa East Association, Inc., managed by HOA Organizers, Inc. of Winnetka. Listings from late 2025 into 2026 — both the White Oak townhomes and the Yarmouth flats — show dues of approximately $834 per month. Unlike some larger communities, the dues here do not appear to scale by unit size: the same $834 figure appears on a 1,727-square-foot flat and a 2,161-square-foot townhome.

That number has moved. Listings show roughly $535 a month in 2015–2017, about $588 from 2017 to 2020, $650 in 2023 and early 2024, $695 through mid-2025, and $834 from late 2025 onward. The association has not published a reason in any source I can cite, but the timing tracks with the insurance cost increases that have hit condo associations across Los Angeles, and earthquake coverage is part of what these dues buy.

According to recent MLS records, the dues include:

  • Earthquake insurance and the association's master insurance policy
  • Water (hot and cold), sewer and trash
  • Basic cable television and, per several listings, internet
  • Grounds maintenance, exterior and roof maintenance, and the gated/controlled-access system
  • Pool, spa, sauna, gym and clubhouse upkeep

Verify before you buyThe $834 figure is drawn from listings dated late 2025 to September 2026. It is an approximation, not a quote. Dues, what they include, reserves and any special assessment must be confirmed directly with the association and in the escrow disclosure package. No special assessment was disclosed on the 2025–2026 listings I reviewed, and the MLS field for assessments on the most recent sale reads "Unknown."

The rules that actually affect you

Pets

Pets are allowed subject to association rules. Rental listings in the community have disclosed size and number limits ("dogs OK, cats OK, size limit, number limit"), but the association's written policy was not available for this page. If you have a pet, get the current rule in writing from HOA Organizers before you write an offer or sign a lease.

Leasing

Owners do rent their homes here — leases are recorded in the MLS most years — and every lease I found was written as a 12-month term. I did not find a published rental cap or a minimum-lease rule from the association itself, so treat the 12-month pattern as market practice until the CC&Rs confirm it. Investors should ask for the current leasing rules and any waiting list before buying with a rental plan in mind.

Parking

Townhomes: private attached two-car garage, direct access from the unit. Flats: two spaces in the community garage (a recent listing at 5340 Yarmouth noted tandem spaces #95 and #103). Guest parking inside the gates is not consistently documented — confirm it with the association.

Financing

The federal FHA condo database shows a project approval for Encino Spa East (5325 White Oak Ave) that expired in October 2020. I could not find a current FHA or VA project approval. If you plan to use an FHA or VA loan, have your lender check the project's status early — a single-unit "spot" approval may still be possible, but do not assume the whole project is approved.

Amenities

Inside the gates: a heated pool, spa, sauna and steam facilities (listings variously describe two indoor spas and two steam rooms — confirm what is currently in service), a fitness room, a clubhouse where the board meets, and landscaped courtyards and walking paths across the five-acre site. The association's own site notes that the board meets the second Thursday of the month in the clubhouse.

Renting a home at Encino Spa East

Recent leases give a clear picture of the rental market inside the community. The Yarmouth flats have leased between about $3,500 and $4,400 a month in 2025–2026 (1,641 to 1,883 square feet). The White Oak townhomes lease higher — $4,750 to $5,500 a month for 2,075 to 2,448 square feet, with the largest 4-bedroom unit leasing at $5,595 in 2024. For comparison, the same townhomes were leasing at $3,250 to $3,500 as recently as 2017–2021.

Owners here should note that landlords have typically kept the dues, water, trash and cable inside the rent (several lease listings say so explicitly), which is worth pricing in when you compare an Encino Spa East rental to a house rental nearby.

A few things stand out. The standard 2,075-square-foot townhome has settled in a band of roughly $795,000 to $835,000 across 2025–2026, with renovated or larger units (5315 #K at $980,000) pulling away from the pack. The Yarmouth flats trade in a wider range — $575,000 to $675,000 for the typical 1,650–1,770-square-foot plans, and up to $923,000 for a fully updated top-floor unit. That spread is the reason two "2-bedroom condos at Encino Spa East" can be $300,000 apart, and it is why pricing here has to start from the specific unit, floor and condition rather than a community average.

For longer perspective: in 2013–2016 these flats sold for about $340,000 to $600,000 and the townhomes for about $405,000 to $661,000. The community has roughly doubled in value since then, in line with the rest of Encino south of Burbank Boulevard.

Pricing here turns on which building you are in, the floor, the plan and how much has been updated — the last two years of closings show identical floor plans selling $150,000 apart. I will give you a real number based on what has actually closed at Encino Spa East, not an automated estimate.

Location: what it is like to live here

Encino Spa East sits in the 91316 ZIP code on the flat, walkable grid between Burbank Boulevard and Ventura Boulevard. White Oak Avenue is a busy through street that feeds the 101 Freeway to the south, so freeway access is a couple of minutes away. Because the community is gated and the homes are set back inside it, they are quieter than the address suggests. Yarmouth Avenue, on the west side, is a quieter residential street.

  • Groceries and errands: Trader Joe's Encino (17640 Burbank Blvd) is a few blocks north, near White Oak and Burbank. Ralphs, Gelson's and the shops along Ventura Boulevard are a short drive or a long walk south and east.
  • Dining: Ventura Boulevard, about half a mile south, is lined with restaurants and cafés in both directions.
  • Parks and recreation: the Sepulveda Basin Recreation Area (Lake Balboa, the golf courses, the bike paths and the Japanese Garden) is a short drive east. Encino Park is on Ventura Boulevard.
  • Medical: Encino Hospital Medical Center is at 16237 Ventura Blvd; Providence Tarzana Medical Center is a few minutes west in Tarzana.
  • Freeways and transit: the 101 is a few minutes south; the 405 is to the east via Burbank Boulevard or Ventura Boulevard. The Metro G Line bus rapid transit runs along the Orange Line busway north of Burbank Boulevard, with the Balboa station closest.
  • Schools: real-estate portals list Nestle Avenue Charter (elementary), Gaspar de Portola Middle School and Reseda Charter High School for this address. School assignments change and charters have their own enrollment rules, so confirm with the LAUSD Resident School Identifier before you rely on them.
