The 91303 housing market right now
Because 91303 has both single-family houses and a large number of condominiums, the all-homes median sits between two very different markets. Here is what Redfin reported for the three months ending September 2026:
| Property type | Median sale price | Change from a year earlier | Median days on market | Homes sold in Sept. 2026 |
|---|---|---|---|---|
| All home types | $792,267 | +11.8% | 75 | 31 |
| Single-family homes | $949,760 | +7.3% | 39 | 17 |
| Condos and co-ops | $404,988 | -9.0% | 128 | 10 |
| Townhouses | Too few sales for Redfin to report a median | |||
Source: Redfin, 91303 housing market, three months ending September 2026, accessed October 22, 2026. Redfin reported 31 homes sold in September 2026, up from 28 a year earlier.
The two halves of the market moved in different directions. Single-family houses sold in a median of 39 days, 25 days faster than a year earlier, while condominiums took a median of 128 days, 35 days longer, and their median price fell 9.0%. Redfin's median of 75 days for all home types was 7 days longer than a year earlier.
Across all home types, Redfin reported that homes sold for 98.2% of list price on average, 13.3% sold above list price, down 33.1 points from a year earlier, and 33.5% had a price drop before selling. Redfin's Compete Score for 91303 was 37, which it labels somewhat competitive, and it estimated that the average home sells for about 2% below list price and goes pending in around 91 days. In plain terms, pricing matters here: a home priced right for its type and condition still sells, but about a third of sellers had to adjust their asking price.
Redfin also reported a median of $539 per square foot, up 4.5% from a year earlier. Because the mix of houses and condominiums that sell changes from month to month, neither the median price nor the price per square foot on its own tells you what a particular home is worth.
On October 22, 2026, the active MLS listings shown on this website's 91303 searches included 31 homes for sale and 17 for rent.

My work in 91303
According to my transaction records, my work in 91303 includes a condominium at Warner Gardens on Alabama Avenue, which I helped my client buy in August 2016 and later listed and sold for the same client in March 2023, and a condominium lease on Remmet Avenue in 2019. I have also closed a sale on Topanga Canyon Boulevard in the 91304 part of Canoga Park.
What that work has taught me is that in a ZIP code where condominiums and houses sit side by side, the right comparison decides the price. A condominium is priced against sales in its own association and in buildings like it, with its dues, parking and amenities in view, and a house is priced against houses. A ZIP code median is a starting point, and I price and market each home against the sales that actually match it.
What is your 91303 home worth?
A ZIP code median cannot price your home, especially in a ZIP code where single-family houses and condominiums sold for medians more than $500,000 apart over the last three months. I will prepare a value estimate based on recent sales that match your home, and walk you through it.
