Frequently asked questions

Are you a full-time real estate agent?

Yes. Real estate is my full-time profession, not a second job. I am reachable by phone during the day, which means buyers' agents can actually reach me to schedule showings on your home.

Should I list my home privately, off the MLS?

Some brokerages now encourage sellers to market a home privately — inside that brokerage's own network — instead of listing it on the MLS where every agent and every buyer can see it. My position is direct: for most sellers, that works against you.

The reason is simple. Price is set by competition. Fewer buyers seeing your home means less competition, and less competition generally means less money.

The evidence supports this. Zillow's analysis of more than 15 million transactions, published May 14, 2026, found that homes sold off the MLS typically sold for about 1.3% less than comparable homes listed publicly — a typical loss of roughly $4,230 per home, and a combined $1.36 billion for sellers between 2023 and 2025. Sellers in lower price ranges were hit hardest, losing about 2.2%. The penalty showed up in every single year studied.

In fairness, the debate is not entirely settled. A University of Georgia study of the Dallas–Fort Worth market found pocket listings sold for about 1.7% more on average — though that premium became statistically insignificant after Clear Cooperation rules took effect, and Zillow has characterized it as an outlier. There are also legitimate reasons a particular seller may want privacy, and if that's genuinely your situation, I will respect it.

What I won't do is quietly steer you into a private listing because it benefits a brokerage. If you want to consider it, I'll show you the data and let you decide with your eyes open. My job is to get you the best price — and the evidence says the best price comes from the most exposure.

What does it cost to sell a home in Los Angeles?

Your costs come out of the sale price and typically include brokerage compensation (which is negotiable), escrow and title fees, county transfer tax, any applicable City of Los Angeles transfer tax, negotiated repairs, and payoff of your existing mortgage. I provide every seller with a written net sheet estimating your proceeds before you list.

How long does it take to sell a home in the San Fernando Valley?

Two periods matter: time on market until you have an accepted offer, and escrow, which commonly runs about 30 days for a financed buyer in California. Should I make repairs before selling?
