Encino Villas Condos in Encino, CA (5334 Lindley Avenue)
Encino Villas is a 117-unit condominium building at 5334 Lindley Avenue in Encino, a short walk north of Ventura Boulevard. It was built in 1970 as three residential floors around a central courtyard with a pool and spa, over a gated subterranean garage. Every unit is a single-level flat in one of two sizes: a one-bedroom of 823 square feet or a two-bedroom of 1,205 square feet.
I know this building from both sides of a sale. In March 2020 I represented the buyer of unit #207, and in August 2023 I listed and sold that same home for the owner. This guide combines what I learned on those two transactions with the public record: the floor plans, the association dues and what listings say they cover, the amenities, parking and laundry, the FHA status, every MLS sale here since 2023, recent leases, and the three other condominium associations on the same block of Lindley Avenue.
The building and the association
All 117 units share one address, 5334 Lindley Avenue, with unit numbers in the 100s on the first floor, the 200s on the second floor and the 300s on the top floor. The building wraps around an inner courtyard that holds the pool and spa. Two elevators serve the floors, and a 2026 listing describes two laundry rooms and two trash chute rooms on each floor.
The HUD condominium list names the association Encino Villas Condominium Association, Inc. MLS listings from 2023 through 2026 name Westcom as the management company. MLS tax records place the building in Tract 34529, on a single lot of about 2.14 acres.
Several listings, including mine in 2023, describe a full renovation of the common areas: the courtyard, pool, spa, sauna, barbecue area, fitness room and meeting and recreation room.
Floor plans and square footage
The County Assessor's records show only two unit sizes in the building, and MLS records match them:

Every unit is on one level, and the Assessor lists 1970 as the year built for all of them. Listings for corner and top-floor units point out that they share fewer walls with neighbors. Square footage in the MLS comes from the Assessor and is not a measurement. If size matters to your price, measure.
HOA dues and what listings say they cover
Listing agents reported these monthly dues on recent Encino Villas listings:

Two listings, mine in 2023 and a one-bedroom in 2026, also show a second monthly charge of about $33. Ask the association what it is and whether it still applies. The figures above do not line up perfectly from year to year because each listing agent reports them, which is one more reason to get the current amount directly from the association.
My 2023 listing and other recent listings describe the dues as covering earthquake insurance, hot and cold water, sewer, trash and grounds maintenance, along with the association's insurance and the common-area amenities. Read the budget to see exactly what the dues pay for and which utilities you pay directly. Listings show central heating and air conditioning in the units, so plan on your own electric bill.
Amenities
MLS records and listing descriptions from 2023 through 2026 list these common areas:
- Heated pool and a separate spa in the courtyard
- Sauna
- Fitness room
- Recreation room with a billiard table and lounge seating, plus a banquet or party room and a conference room
- Barbecue grills and a covered outdoor dining and lounge area
- Gated vehicle entrance and controlled building access
Parking, laundry, pets and leasing
Parking. Every listing I reviewed shows two assigned parking spaces per unit in the gated subterranean garage. Some units have tandem spaces, one behind the other, and some have side-by-side spaces. The unit I sold had two tandem spaces. If you need two cars to come and go independently, ask which type comes with the unit.
Laundry. Most units use the shared laundry rooms on each floor. A few listings describe laundry inside the unit or space for a portable machine, so ask about the specific unit.
Pets and leasing. MLS records note that the association has pet rules, and units at Encino Villas do lease: six leases closed through the MLS from 2024 through 2026. I have not seen a current copy of the CC&Rs and rules, so I will not guess at pet limits or leasing restrictions here. If you plan to rent a unit out or bring a pet, ask the management company for the current rules before you make an offer, and read them during escrow.
FHA status: what the federal list shows today
On October 9, 2026, the HUD FHA condominium list showed Encino Villas at 5334 Lindley Avenue (HUD ID S017053) with the status "Rejected Single-Unit Approval," a status date of July 28, 2025, and the comment "registered for single-unit approval processing, FHA concentration restriction to 10%." The list showed FHA-insured loans on 0.85% of units. In plain terms, the building does not carry project-wide FHA approval on that list, and an FHA loan here would depend on approval of the individual unit. Ask your lender how it would handle the loan before you write an offer. Conventional and cash buyers are not affected by this list.

What the numbers say
- One-bedroom units: every sale from August 2023 through August 2025 closed between $425,000 and $435,000, a narrow range for five sales over two years.
- Two-bedroom units: the 2024 sales closed at $565,000 and $570,000, the 2025 sales at $522,000 and $544,000, and the two 2026 sales at $499,000 and $500,000. Condition and floor level differ from sale to sale, and the 2026 buyers paid less than buyers did in 2024.
- One unit sold twice in this period: #208 closed at $368,000 in March 2023 and at $430,000 in April 2024.

Not part of Encino Villas: the other associations on this block
Four separate condominium communities sit side by side on this stretch of Lindley Avenue, and buyers mix them up often because the addresses are so close:
- 5354 Lindley Avenue, directly north, is a separate 22-unit condominium built in 1967, with its own association.

Where Encino Villas sits in Encino
Lindley Avenue runs north from Ventura Boulevard on the west side of Encino, where Encino meets Tarzana. From Encino Villas:
- Ventura Boulevard, with its restaurants, shops and services, is a short walk to the south.
- Lindley Avenue has no freeway ramp of its own, so it carries less traffic than Reseda Boulevard or White Oak Avenue, which both connect to the 101. Those two interchanges are the closest freeway access, and the 405 is a short drive east along Ventura Boulevard or the 101.
- Providence Cedars-Sinai Tarzana Medical Center, at 18321 Clark Street, is close by in Tarzana.

What I learned buying and selling at Encino Villas
I first came to know the building in March 2020, when I represented the buyer of #207. When that owner was ready to sell in August 2023, I listed the same home: a remodeled one-bedroom on the second floor, facing north from the middle of the building with easy elevator access. It went into contract after seven days on the market and closed on August 23, 2023 at $426,000, above its $399,000 asking price. Dues were $425 a month at the time.
Three points from that sale are worth knowing before you shop here. First, the common areas: my listing could describe a fully renovated courtyard, pool, spa, sauna, fitness room and recreation room, which a 1970 building does not always offer. Second, parking: #207 came with two tandem spaces in the gated garage, and on a street of older buildings, two assigned spaces is worth confirming for any unit you consider. Third, the dues: they include water, sewer, trash and earthquake insurance, so compare them with other buildings on a like-for-like basis, since some associations bill those items separately or leave earthquake coverage out.
Because every one-bedroom and every two-bedroom has the same footprint, the condition of the kitchen, bathrooms and flooring does much of the work in setting price, along with floor level, the direction the unit faces and the parking.
