ZIP code 91367 is the northern part of Woodland Hills, a neighborhood of the City of Los Angeles at the west end of the San Fernando Valley. It runs from the Ventura Freeway north to Victory Boulevard, and from the Tarzana line at Corbin Avenue west past Valley Circle Boulevard. It holds most of Warner Center, all of Walnut Acres and a long stretch of single-family tracts in between. Where ZIP code 91367 starts and ends

Most homes in Woodland Hills fall in one of two ZIP codes. 91364 covers the southern part, from the Ventura Freeway into the hills, and 91367 covers the northern part, on the flat land of the Valley floor. Based on the U.S. Census Bureau's ZIP Code Tabulation Area map and the Census geocoder, the boundaries of 91367 run roughly as follows:

  • North: Victory Boulevard. Along most of Victory, the south side of the street is in 91367 and the north side is not. The Census geocoder places 21000 and 22200 Victory Boulevard in 91367, while 21001 and 22201 Victory Boulevard, across the street, are in Canoga Park, 91303. Farther west, 6500 Shoup Avenue, north of Victory, is in West Hills, 91307. Near the east end, the ZIP code reaches a little north of Victory around Pierce College, and 6505 Lubao Avenue is still in 91367.
  • East: the Tarzana line at Corbin Avenue. 5800 Corbin Avenue is in Tarzana, 91356, while 19900 Oxnard Street and 19725 Friar Street, just to the west, are in 91367. The ZIP code also borders Reseda, 91335, and Winnetka, 91306, at its northeast corner.
  • South: the Ventura Freeway (US 101). Ventura Boulevard itself is in 91364; 20100 Ventura Boulevard, for example, is in 91364. North of the freeway, addresses such as 5600 De Soto Avenue, 5700 Fallbrook Avenue and 5700 Woodlake Avenue are in 91367.
  • West: past Valley Circle Boulevard. 5800 through 6000 Valley Circle Boulevard are in 91367, and the tabulation area continues a short way west into the hills, where it meets West Hills, 91307, and Calabasas, 91302.

Two details surprise many buyers. First, Pierce College has its own ZIP code, 91371, even though it sits inside this part of Woodland Hills. Second, Warner Center is not entirely in 91367. Westfield Topanga, north of Victory at 6600 Topanga Canyon Boulevard, has a Canoga Park 91303 address, while The Village at 6250 Topanga Canyon Boulevard and the former Promenade site at 6100 Topanga Canyon Boulevard are in Woodland Hills 91367.

A Census tabulation area is a close match to the postal ZIP code but not an exact one, so for any single address, confirm the ZIP code with the U.S. Postal Service or the county records.

How 91367 compares with 91364 and Tarzana

91367 has about twice as many homes as 91364, and a very different mix. Fewer than half of its homes are single-family houses, about 41% are in buildings of 50 or more units, and most households rent. That is Warner Center at work: the apartment and condominium buildings between Topanga Canyon Boulevard, De Soto Avenue, Victory Boulevard and the freeway. West and east of Warner Center, the streets are mostly single-family tracts.

The neighbors to the north and west price differently again. For the same three months ending August 2026, Redfin reported a median sale price of $1,056,543 in West Hills (91307), $805,000 in Winnetka (91306) and $674,708 in Canoga Park (91303). Among its neighbors, 91367 sits between the hillside prices of 91364 and the lower medians north of Victory Boulevard.

The 91367 housing market right now

Because 91367 mixes single-family houses with a large number of condominiums and townhomes, the all-homes median hides a wide spread. Here is what Redfin reported by property type for the three months ending August 2026:

Across all home types, Redfin reported that homes sold for 99.0% of list price on average, 30.6% sold above list price, and 30.9% had a price drop before selling. In plain terms, a well-priced home can still draw more than one offer, but close to a third of sellers had to adjust their asking price.

On September 30, 2026, the MLS listings shown on this website's 91367 search included 205 homes for sale and 116 for rent. Asking prices on the for-sale side ran from $334,999 to $6,995,000, and about three in ten were listed under $700,000.

Housing in 91367

The Census Bureau's American Community Survey counts 20,946 housing units in 91367. Of those, 8,302 are detached single-family houses and 1,262 are attached single-family homes such as townhomes. Another 2,633 are in buildings of two to 49 units, 8,608 are in buildings of 50 or more units, and 141 are mobile homes. Of the 19,532 occupied homes, 8,871 are owner-occupied and 10,661 are rented, and the survey puts the median gross rent at $2,743 a month.

In practice, the housing falls into three broad groups:

  • Warner Center condominiums, townhomes and apartments. The large buildings along Canoga Avenue, Owensmouth Avenue, Burbank Boulevard and Oxnard Street. The condominium and townhome communities have homeowners associations that control dues, parking and leasing rules. In my Warner Center guide I found that all 87 homes that closed inside Warner Center between September 27, 2025 and September 27, 2026 were condominiums or townhomes.
  • Single-family tracts. Houses on the grid streets east and west of Warner Center, from the Corbin Avenue side to the blocks near Fallbrook and Platt avenues.
  • Larger lots in Walnut Acres. The western part of the ZIP code, where lot sizes, zoning and building age vary block by block, which is why I wrote a separate guide to it.

The City of Los Angeles also plans for a great deal more housing here. Warner Center is a Regional Center of about 1.5 square miles governed by the Warner Center 2035 Specific Plan, which took effect in December 2013, and new apartment and condominium projects continue to be proposed and approved under it. Main streets, freeways and transit

Topanga Canyon Boulevard (State Route 27) runs north and south through the middle of the ZIP code, past Warner Center and The Village, and continues south over the mountains toward the coast. Victory Boulevard forms the northern edge. Oxnard Street and Burbank Boulevard run east and west through Warner Center, and Canoga Avenue, Owensmouth Avenue, De Soto Avenue, Shoup Avenue, Fallbrook Avenue and Valley Circle Boulevard are the main north and south streets.

The Ventura Freeway (US 101) runs along the southern edge. Caltrans lists interchanges serving this part of Woodland Hills at Winnetka Avenue, De Soto Avenue, Topanga Canyon Boulevard and Mulholland Drive at Valley Circle Boulevard. Drive times to the rest of Los Angeles depend heavily on the hour, so test your own commute before you commit.

The Metro G Line busway runs just north of the ZIP code, with stations at Pierce College on Winnetka Avenue, De Soto on Victory Boulevard and Canoga on Canoga Avenue. Metro ended G Line service to the Warner Center station in June 2018, so check the Metro G Line guide for current stations and connections rather than relying on older descriptions of the area.

Parks, landmarks and recreation

  • Warner Center Park (also called Warner Ranch Park), 5800 Topanga Canyon Boulevard, with picnic areas and a bandshell. The Valley Cultural Foundation holds a free summer concert series there; the 2026 series ran on Sunday evenings from June 14 to August 23.   • Woodland Hills Recreation Center and pool, 5858 Shoup Avenue. The city lists the pool as a year-round heated outdoor pool, and in late September 2026 it listed the pool as closed for maintenance with no reopening date yet. See the recreation center page and check the pool page before you go.

Shopping, dining and what is changing

The main shopping area is around Topanga Canyon Boulevard in Warner Center. The Village at Westfield Topanga, at 6250 Topanga Canyon Boulevard, is an outdoor center with shops and restaurants inside 91367. Westfield Topanga, the enclosed mall north of Victory Boulevard at 6600 Topanga Canyon Boulevard, carries a Canoga Park 91303 address. Ventura Boulevard, just south of the freeway in 91364, holds many of the area's shops, restaurants and offices.

The biggest change in the area is the former Promenade mall at 6100 Topanga Canyon Boulevard, which closed in 2025 and began demolition in January 2026. The Los Angeles Rams have proposed a large mixed-use project for their land in Warner Center, which they call Rams Village at Warner Center and describe as a permanent team headquarters with more than 3,000 homes. As of late September 2026, press reports said the project was still under review by City Planning, that no building permits had been issued, and that construction was projected to start in 2027. Treat any timeline you hear as a projection until the city approves the project.

My work in 91367

Most of my work in this ZIP code has been in Warner Center. Since 2015 I have closed more than 25 sales and leases in 91367, according to my MLS and transaction records. Thirteen of them were at The Met on Owensmouth Avenue, three sales and ten leases between 2015 and 2024, including one condominium I have leased four times since 2020.
