91307 West Hills Homes and Neighborhood Guide

ZIP code 91307 covers most of West Hills, a neighborhood of the City of Los Angeles at the west end of the San Fernando Valley, along with Bell Canyon, an unincorporated gated community across the county line in Ventura County. It runs roughly from Victory Boulevard north toward Saticoy Street, and from Shoup Avenue west into the Simi Hills. Where ZIP code 91307 starts and ends

West Hills uses two ZIP codes. 91307 covers the southern and western parts of the neighborhood, and the northern part, toward Chatsworth, is in 91304, a ZIP code it shares with Canoga Park. Based on the U.S. Census Bureau's ZIP Code Tabulation Area map and the Census geocoder, the boundaries of 91307 run roughly as follows:

• South: Victory Boulevard. The north side of Victory is in 91307 and the south side is in Woodland Hills, 91367. The Census geocoder places 23001 Victory Boulevard in 91307 and 22300 Victory Boulevard, across the street, in 91367.
• East: about Shoup Avenue. 22400 Sherman Way and 22400 Vanowen Street are in 91307, while 22300 Sherman Way and 22300 Vanowen Street, a block to the east, are in Canoga Park, 91303.
• North: about Saticoy Street on the east side. 22400 and 22537 Saticoy Street are in 91307, but 23000 Saticoy Street is in 91304. West of there the line drops south of Saticoy: 7400 Platt Avenue, 23040 Lull Street and 24024 Arminta Street are all in 91304.
• West: the Simi Hills and Bell Canyon. Valley Circle Boulevard runs through the western part of the ZIP code, and the tabulation area continues west over the county line into Bell Canyon, where addresses such as 1 Bell Canyon Road are in 91307 and in Ventura County.

The Census tabulation area covers about 8.1 square miles of land. Its neighbors are 91304 to the north, Canoga Park 91303 to the east, Woodland Hills 91367 to the southeast, and Calabasas and Hidden Hills, 91302, to the south.

A Census tabulation area is a close match to the postal ZIP code but not an exact one, and the two do not always agree near the 91304 line. Around Platt Avenue, for example, the Census map places 7200 Platt Avenue in 91307 while the Census address range for that block lists 91304. For any single address, confirm the ZIP code with the U.S. Postal Service or the county records.

Two counties, one ZIP code

Most of 91307 is in the City of Los Angeles and Los Angeles County. Bell Canyon, at the western end of the ZIP code, is an unincorporated gated community in Ventura County that is reached through West Hills. The 2020 Census counted 677 housing units in Bell Canyon, so the large majority of homes in 91307 are on the Los Angeles side of the county line.

The county line matters when you buy. Property taxes, permits and zoning, recorded documents and many public services are handled by Ventura County for a Bell Canyon home and by the City and County of Los Angeles for a West Hills home. How 91307 compares with nearby ZIP codes

91307 is almost entirely single-family homes. About 96% of its homes are detached or attached single-family houses, only 11 of its 9,168 homes are in buildings of 50 or more units, and about four in five households own their home. The neighboring ZIP codes to the north and east have far more apartments and condominiums.

To the south, 91302, which covers Calabasas and Hidden Hills, priced much higher over the same three months, with a Redfin median sale price of $2,066,893 and a median of 71 days on market.

The 91307 housing market right now

Because nearly every home in 91307 is a single-family house, the all-homes figures and the single-family figures are close. Here is what Redfin reported for the three months ending September 2026:

Across all home types, Redfin reported that homes sold for 98.5% of list price on average, 36.5% sold above list price, and 33.3% had a price drop before selling, with about three offers per home on average. In plain terms, a well-priced home can still draw more than one offer, but about a third of sellers had to adjust their asking price.

Redfin also reported a median of $504 per square foot, down 15.3% from a year earlier, even though the median sale price rose 6.5%. When those two numbers move in opposite directions, the difference usually comes from the mix of homes that happened to sell, so neither figure on its own tells you what a particular home is worth.

On October 20, 2026, the active MLS listings shown on this website's 91307 searches included 84 homes for sale and 50 for rent.

Housing in 91307

The Census Bureau's American Community Survey counts 9,168 housing units in 91307. Of those, 8,279 are detached single-family houses and 540 are attached single-family homes such as townhomes. Only 302 are in buildings of two to 49 units, 11 are in buildings of 50 or more units, and 36 are mobile homes. Of the 8,938 occupied homes, 7,105 are owner-occupied and 1,833 are rented. The survey puts the median year built at 1966 and the median gross rent at $3,500 or more a month, the highest bracket the survey reports.

That last figure says a lot about the rental side of 91307. Because there are so few apartment buildings, most rentals here are single-family houses, and a house rental is priced very differently from an apartment.

In practice, the housing falls into two broad groups:

• West Hills single-family tracts. Houses on the streets between Victory Boulevard and Saticoy Street, from Shoup Avenue west to Valley Circle Boulevard, with more hillside streets west of Valley Circle.
• Bell Canyon. The gated community in Ventura County at the western end of the ZIP code, covered in my Bell Canyon homes guide.

Main streets and freeways

Victory Boulevard forms the southern edge of the ZIP code. Vanowen Street and Sherman Way run east and west through the middle of it, and Saticoy Street runs along part of the northern edge. The main north and south streets are Shoup Avenue on the east side, then Fallbrook Avenue, Woodlake Avenue, Platt Avenue and Valley Circle Boulevard to the west. Bell Canyon Road leads west from the Valley Circle area into Bell Canyon.

No freeway runs through 91307. The closest Ventura Freeway (US 101) interchange is the Valley Circle Boulevard and Mulholland Drive exit, south of the ZIP code. Drive times depend heavily on the hour, so test your own commute before you commit.

Parks, open space and landmarks

• El Escorpión Park, a city open space park with its entrance at the western end of Vanowen Street, west of Valley Circle Boulevard, and trails toward Castle Peak.
• Bell Canyon Park, a city open space park reached from Bell Canyon Road west of Valley Circle Boulevard, with trails that connect to El Escorpión Park and the Upper Las Virgenes Canyon Open Space Preserve.
• Upper Las Virgenes Canyon Open Space Preserve, reached from the Victory Trailhead at the western end of Victory Boulevard. The Mountains Recreation and Conservation Authority lists a $5 parking fee at that lot. See the MRCA page and the National Park Service page.

Two places often described as West Hills sit just outside this ZIP code: the Orcutt Ranch Horticulture Center at 23600 Roscoe Boulevard and Castle Peak Park on Clarington Drive are both in 91304. The Platt Branch Library, at 23600 Victory Boulevard, is across Victory in Woodland Hills, 91367.

Shopping and dining

The main shopping area inside 91307 is Fallbrook Center, a large open-air shopping center at 6633 Fallbrook Avenue, between Victory Boulevard and Vanowen Street. More shopping and dining is a short drive away in Warner Center and along Topanga Canyon Boulevard in Canoga Park and Woodland Hills, and on Ventura Boulevard south of the freeway.

Schools, crime data and public records

I do not describe schools or neighborhoods as better or worse. In 91307, school assignment needs extra care: the Census Bureau's school district map places Bell Canyon in the Las Virgenes Unified School District, and it also places some City of Los Angeles streets in the western part of 91307 in Las Virgenes Unified rather than the Los Angeles Unified School District. Check the exact address with both districts:

• School assignment: the LAUSD Resident School Identifier and the Las Virgenes Unified School District. Confirm the result with the district before you rely on it.
• Crime data: LAPD crime mapping and COMPSTAT. West Hills is served by the LAPD Topanga Community Police Station. For Bell Canyon, check with Ventura County.
• Zoning, permits and hazard designations in West Hills: ZIMAS, the City of Los Angeles zoning and parcel map. For Bell Canyon: the Ventura County Planning Division.
• Property records and assessed values: the Los Angeles County Assessor Portal, and for Bell Canyon the Ventura County Assessor.
• Local issues and meetings: the West Hills Neighborhood Council.

My work in 91307

According to my MLS and transaction records, I have closed four home sales in 91307: on Pomelo Drive and Indian Hill Lane in 2017, on Randiwood Lane in 2022, and on Saticoy Street in 2026. I have also closed two sales in the 91304 part of West Hills, on Lull Street and Arminta Street.

What that work has taught me is that in a ZIP code made up almost entirely of houses, the details of the house decide the price: the lot, the floor plan, the updates, and whether a street sits near the hills or on the flat.
