Knollwood Estates in Granada Hills: Four Price Bands, 25 Sales and a Golf Course in the Middle

Two hundred fifty-five houses wrap around a public golf course north of Rinaldi Street in Granada Hills, and in the three years ending September 2026 only 25 sales of those houses appear in the MLS records. With that few sales, a single median hides almost everything a buyer needs to know. So this guide sorts every one of those sales by price and describes what each band of money actually bought: how many bedrooms, how much floor area, how big a lot and how old a house.
The short version: the least expensive sale in that window was $1,230,000 and the most expensive was $3,350,000. Over the most recent twelve months, ten homes closed at a median of $1,630,000, and the typical one went under contract in less than three weeks.
Where Knollwood Estates begins and ends
The Knollwood Property Owners Association describes the neighborhood as 250 homes on the land around the Knollwood golf course, north of Rinaldi Street and east of Balboa Boulevard, with streets named for well-known golfers such as Cary Middlecoff, Gene Sarazen, Gene Littler and Jimmy Demaret. County records line up with that description closely. Two subdivision maps, Tract 22829 and Tract 22830, hold 255 single-family parcels, and those parcels are the outline used for every figure on this page.
In practice that means the homes on Knollwood Drive, Susan Drive, Clonlee Avenue, Maiden Lane and Mallot Place on the southern loop; Demaret, Sarazen, Hagen, Littler and Middlecoff Places on the northern loop; the houses on the west side of Woodley Avenue that back onto the course; and a few single lots where the tracts touch neighboring streets. The streets that sit inside the ring of the course but belong to other subdivisions, such as Kenny Drive, Nedra Drive, Pineridge Drive and Colven Road, are not counted here, and neither is the Balboa Highlands Eichler district on the west side of Balboa Boulevard.
Everything here is in the City of Los Angeles, ZIP code 91344, inside the area the city calls the Granada Hills-Knollwood Community Plan. That plan name covers a much larger part of the north Valley, so do not confuse it with the 255-home neighborhood this guide describes.
What the county parcel records say about these lots
One neighborhood website describes Knollwood as 250 half-acre estates. The association's own history page describes a minimum lot of one third of an acre, which is the figure the parcel map supports. Measured from the Assessor's parcel outlines, the median lot is about 18,260 square feet, a little over four tenths of an acre. 253 of the 255 lots measure at least one third of an acre (14,520 square feet), and 22 reach a half acre (21,780 square feet) or more.

The median house on the roll has 2,799 square feet and four bedrooms. The association dates construction to four phases between 1961 and 1966, while the Assessor records a year before 1961 for 81 of the houses. Assessor year-built fields are not always exact, so if the original construction date matters to you, ask for the building permit history from the Los Angeles Department of Building and Safety.

Two of the 25 records carry no square footage, so the size and price-per-foot columns use the sales that do. Read the yearly medians with caution because the counts are so small: nine sales in 2024 had a median of $1,475,000, eight in 2025 had a median of about $1,553,000, and seven through early September 2026 had a median of $1,775,000.
Under $1.4 million: the closest thing to an original Knollwood house
Seven homes sold below $1,400,000, ranging from $1,230,000 to $1,385,000. Where the MLS shows a size, each had between 2,132 and 2,614 square feet with three or four bedrooms, which is smaller than the median house on the Assessor roll. Lots in this band were not small, though: they ran from about 15,900 to 18,600 square feet. The sales came from Susan Drive, Maiden Lane, Mallot Place, Sarazen Place, Woodley Avenue and Knollwood Drive.
Two of these drew more than the asking price within days. A Mallot Place house listed at $1,199,000 in September 2025 was in contract six days later and closed at $1,375,000. A Knollwood Drive house listed at $1,149,900 in July 2026 closed at $1,262,500 in September. When the entry price for the neighborhood is posted this low, expect competition, and plan your offer around the recent sales rather than the asking price.
$1.4 million to $1.6 million: where square footage stopped predicting price
This was the busiest band, with nine sales. It is also where floor area tells you the least. The smallest house in it, at 2,220 square feet, sold for about the same price as houses of 3,800 to 4,000 square feet, which is why the median price per square foot here ($480) is lower than in the band below it. Two buyers paid roughly $1.55 million in this band for houses as different as a three-bedroom of 2,220 square feet and a four-bedroom of 3,826 square feet.
The likely explanation is condition and layout rather than size, although the MLS records alone cannot prove that. For a buyer, the practical lesson is to compare interiors, systems and permits, not just the number on the listing. One more sale in this band deserves mention: a Demaret Place house sold for $1,475,000 in February 2024, and the same address appears again in the top band below.
$1.6 million to $2 million: up to six bedrooms and 4,600 square feet
Seven sales fell between $1,600,000 and $1,999,999, with a median of $1,851,000. Sizes ran from 2,928 to 4,649 square feet and bedroom counts from three to six. Most of these houses date from 1957 to 1964 on the Assessor roll, with one from 1976, so the extra money here bought added rooms and floor area on lots of about 17,300 to 20,700 square feet rather than newer construction.
Pricing mattered in this band. A Clonlee Avenue house that started at $1,750,000 in August 2025 cut to $1,649,000 and sold for $1,600,000. A Knollwood Drive house first offered at $1,995,000 in 2025 came back at $1,850,000 that November and closed at $1,775,000 in March 2026. On the other side, a Susan Drive house listed at $1,799,000 in April 2026 sold for $1,851,000 a month later.
Above $2 million: two sales, and one house that sold twice in ten months
Only two sales reached $2 million. A five-bedroom Knollwood Drive house of 4,265 square feet listed at $1,999,999 in March 2026 and closed at $2,000,000 on May 1. The other is the Demaret Place address mentioned above: after selling for $1,475,000 in February 2024, it returned to the market in October 2024 at $3,499,000 and closed at $3,350,000 that December, recorded with 4,087 square feet on a lot of about 22,300 square feet.
That second sale is the highest price recorded in Knollwood in the three years. The listing history alone does not show what changed at the house between the two sales, and one sale is not a trend, so treat it as a data point rather than a target.

Ten sales, October 3, 2025 through October 2, 2026: median $1,630,000, range $1,262,500 to $2,000,000, median about $531 per square foot. Four closed above the original asking price, one closed at it and five closed below. Among the nine with a recorded contract date, the median time from listing to accepted offer was 18 days. "Days to contract" counts from the listing date to the first pending or contingent status in the listing history.
The golf course at the center, and who runs it
The course came first. According to the city's SurveyLA historic resources report for Granada Hills-Knollwood (survey work July 2014 to June 2015), the Knollwood Country Club opened in 1956 with a course designed by William Bell, Jr. and William Johnson and a clubhouse by architect John C. Lindsey. It opened as a private course, and within a year Los Angeles County was managing it, which opened it to the public. The same report credits the 250-home Knollwood Estates, along with the Balboa Highlands subdivision a few years later, with pushing home building north of Rinaldi Street into the hills.
Today the Los Angeles County Department of Parks and Recreation lists Knollwood Golf Course as a par 72 course of 6,385 yards from the back tees, with a driving range and cart rental. Because it is a county course, tee times are open to the public, so expect golfers behind the fairway lots whenever the course is open. If you are looking at a lot along a fairway, visit during a weekend round and ask the sellers about stray golf balls before you commit.
The association, the deed restrictions and the patrol
Every owner belongs to the Knollwood Property Owners Association, which is run by a nine-member board elected by the owners and collects an annual mandatory membership fee. Members receive social events, including an annual block party, and neighborhood patrol services. The association's published history also lists deed restrictions recorded with the homes, including the one-third-acre minimum lot, a minimum house size of 2,200 square feet and underground utilities.
This is not a condominium association with monthly dues and shared buildings, and the published materials do not state the current fee amount. Before you remove contingencies, ask for the recorded covenants, conditions and restrictions, any architectural rules, and the current fee in writing. Your title report will show what is recorded against the specific lot.
Leasing in Knollwood: rare, and priced like a house
When I checked the site's listing search on October 2, 2026, there were no Knollwood homes offered for lease inside the outline. Leases here are occasional rather than routine. One example from the public listing history: a Demaret Place house was offered for lease at $9,850 a month in early 2025 before it sold. A single asking rent is not a rent survey, so if you are weighing whether to rent out a Knollwood house, ask me for a comparison against leased homes of similar size elsewhere in Granada Hills.
Listings inside the Knollwood outline today
These two buttons search the live MLS feed inside an outline drawn from the county parcel map of Tracts 22829 and 22830, so they return Knollwood Estates homes only. On October 2, 2026, the for-sale search showed four homes, priced from $1,499,000 to $2,850,000, and the lease search showed none.
Next door and on the way: projects and storefronts with their status
- OpenKnollwood Golf Course, 12040 Balboa Boulevard. Operated by Los Angeles County Parks and Recreation; the county's course page lists no renovation as of October 2, 2026.
- OpenKnollwood Plaza, 11846 to 11862 Balboa Boulevard. A shopping center of 23,922 square feet on Balboa Boulevard near Rinaldi Street, by the southwest corner of the neighborhood; a November 2023 sale listing named 16 tenants, including Starbucks, The UPS Store and Massage Envy. Tenants change, so check the current directory.
- ProposedMorningstar of Granada Hills, 17551 to 17601 Rinaldi Street and 11515 to 11525 Shoshone Avenue. A 98-unit eldercare facility (65 assisted living, 30 memory care and 3 independent living units) on 5.09 acres, west of Balboa Boulevard along Rinaldi Street. The city issued its Notice of Preparation for an environmental impact report on January 2, 2024 (case ENV-2021-5917-EIR); CEQAnet showed no draft report filed as of October 2, 2026.
- ProposedState Route 118 westbound off-ramp at Hayvenhurst Avenue. Caltrans plans traffic signals, accessible pedestrian signals, new curb ramps and cameras at the ramp. The project is in its environmental phase, a stakeholder briefing was held January 13, 2026, and construction is scheduled for summer 2028 to fall 2029.
- OpenTownhomes for rent, 16201 San Fernando Mission Boulevard. Urbanize LA reported on January 21, 2026 that these rental townhomes were leasing at $4,850 to $5,460 a month.
- ProposedSmall-lot homes, 17719 Kingsbury Street. Reported by Urbanize LA on October 19, 2025 as in the works.
- Under constructionMetro North San Fernando Valley Transit Corridor. Bus upgrades on Roscoe, Nordhoff, Reseda, Sherman Way, Vanowen, Victory and Lankershim, including peak-hour bus lanes on Roscoe and transit signal priority; Metro lists completion in 2026. None of these corridors runs through Knollwood, but Nordhoff and Reseda are the nearest.
Proposed projects can be redesigned, delayed or dropped, and opening dates move. Each status above reflects the source and date shown, not a promise of what will happen.
Public schools closest to Knollwood Estates
The schools below are the public schools with addresses nearest the neighborhood, taken from the California Department of Education School Directory. Each name links to that school's page on the California School Dashboard, the state's official reporting site, so you can read the data yourself.

A school being close does not mean it is the assigned school. Attendance follows the exact street address, and several of these schools also enroll students from outside their boundaries. Enter the address you are considering in the LAUSD Resident School Identifier and confirm with the school before you rely on it.
