Hidden Hills Home Sales: 39 Houses Listed, 13 Closed Through the MLS, and What Buyers Actually Paid

Written by Antonio Vaziri, Realtor, Epique Realty, DRE #01927866 · Last updated October 2026

On October 23, 2026, forty-three Hidden Hills properties were listed for sale. Over the twelve months before that morning, the MLS recorded thirteen closed sales inside the city. If you own a home behind these gates and are weighing a sale, that gap frames this report, and the rest of the page explains where it comes from.

13MLS closings, October 2025 to October 2026, median $5,995,999
43active listings on October 23, 2026: 39 houses and 4 land parcels

Redfin's feed of MLS records for the City of Hidden Hills, pulled October 23, 2026. Data as of October 2026.

The ground rules for this report

Every figure here comes from inside the city limits of Hidden Hills as the U.S. Census Bureau maps them. The mailing ZIP code, 91302, also covers addresses in Calabasas, so a 91302 listing is not automatically a Hidden Hills listing. Four records on Hidden Ridge Road that the MLS files under the city name Calabasas were left out: a $15,300,000 sale in September 2026, two active listings and one listing under contract.

The sales numbers come from Redfin's download of MLS records and from the listing history Redfin shows for each house. The CRMLS Matrix session was unavailable on the day these numbers were gathered, and Redfin notes that its download can leave out some MLS listings. Treat thirteen as the count of MLS closings that were visible, not as a guaranteed total.

The city and the Hidden Hills Community Association are two separate bodies. The city handles the Sheriff and Fire contracts, building and safety, the municipal code, trash service and the roads outside each gate. The association handles architectural review, its own assessments, the three gates, recreation and the roads inside the gates.

Lot acreage converted from the square footage in the MLS record. All thirteen were single-family houses. Median living area 5,123 square feet, median lot 60,001 square feet, median price $1,071 per square foot of living area.

How close to the asking price sellers landed

Eleven of the thirteen sales have a clear first asking price to measure against. Of those eleven, one closed above it, one closed exactly at it, and nine closed below it. The middle result was 90.2 percent of the first asking price.

The spread inside that group is wide. The Twin Oaks Road house came out at $3,500,000 and sold for $4,025,000, or 115 percent. The Jed Smith Road house was priced at $6,200,000, went under contract four days after it was listed, and closed at that figure. At the other end, two sellers finished near 77 percent: a 2018 house on Jim Bridger Road that started at $16,500,000 and closed at $12,650,000, and a 1976 house on Scott Robertson Road that started at $5,995,000 and closed at $4,635,000.

The record suggests a pattern rather than a rule. Both sales that ended at or above the first asking price drew an accepted offer within six weeks. Four sellers cut the price in steps before a buyer committed, and three of those four still closed below the last reduced figure. Scott Robertson Road went from $5,995,000 to $5,700,000, then $5,400,000, then $4,999,000, before closing at $4,635,000. Hoback Glen Road was the exception: it started at $6,499,999 in May 2025, came down to $6,350,000 and then $5,995,999, and closed at exactly that number.

Time on the market, and what happened to the slow ones

Six of the sales came from a single listing that was never withdrawn. Counting from the first day on the market to the day the home went under contract, those six took 4, 30, 53, 63, 67 and 261 days. The median was 58 days.

Four others did not follow a straight line. The Kit Carson Road, Clear Valley Road, Hoback Glen Road and Scott Robertson Road houses were each first listed between January and May 2025, came off the market or were withdrawn and relisted at least once, and closed between February and June 2026. The Clear Valley Road house also showed a contingent status in February 2025 that did not lead to a closing, and it was withdrawn in January 2026; it sold fifteen months after its first listing for $4,059,000 against a $4,500,000 asking price. A fifth house, on Twin Oaks Road, was relisted twice in June 2026 and went under contract in July, 42 days after it first came out.

Speed and price did not line up neatly. The three never-withdrawn listings that went under contract within 53 days closed at a median of 89.9 percent of their first price. The slowest of the six, at 261 days, was the 2018 Jim Bridger Road house that closed at 76.7 percent.

Older houses and new construction priced in different worlds

Ten of the thirteen houses that sold were built between 1954 and 1977. They closed at a median of $4,892,500 with a median of 4,388.5 square feet of living space. Only three of the sold houses were built in 2000 or later: a 2021 house on Spring Valley Road at $7,200,000, a 2018 house on Jim Bridger Road at $12,650,000, and a 2026 house on Whitman Road at $23,000,260.

The current listings look different. Thirteen of the 39 houses for sale on October 23 were built in 2020 or later, and they asked a median of $19,950,000, from $10,900,000 to $22,995,000. The thirteen listed houses built before 1980 asked a median of $5,995,000, from $3,490,000 to $11,200,000.

In the last twelve months, exactly one house closed above $20 million, and its record suggests the sale was reported to the MLS at closing rather than marketed through it. On October 23, eleven houses listed at $20 million or more were waiting for buyers. An owner of an older house faces thirteen comparable listings against ten comparable sales in a year. An owner of new construction faces a far deeper shelf with far fewer recorded buyers.

Recorded sales with no MLS listing in Redfin's records

Redfin's public records show two recorded sales in the past year with no MLS listing: a house on Round Meadow Road for $4,300,000 on October 28, 2025, and a house on Paradise Valley Road for $4,800,000 on March 17, 2026. They are not counted in the thirteen above.

The Whitman Road sale sits in between. Its MLS record was created and closed on the same day, July 13, 2026, at $23,000,260, which suggests the sale was reported to the MLS rather than marketed through it. That is why the table shows no first asking price for it.

$20,000,000 and up 11
All active houses 39, median ask $13,995,000

Four land parcels were also offered, asking $3,750,000 for 1.16 acres, $5,995,000 for 2.21 acres, $5,995,000 for 2.51 acres and $7,495,000 for 2.33 acres. Three more houses were under contract: one on Long Valley Road listed at $3,150,000 and two on Round Meadow Road listed at $5,350,000 and $17,995,000.

Half of the 43 active listings had been on the market for 81 days or more, and 21 had passed 90 days. A rough measure of supply puts the imbalance in plain terms: at the past year's pace of about one MLS closing a month, the 39 houses for sale would take roughly 36 months to sell. That is my arithmetic, not a forecast, and a few strong sales can change the picture quickly.

Leasing as the other exit

Some owners test the lease market instead of selling. On October 23, the lease search on this site showed 11 Hidden Hills rentals, asking from $3,500 to $175,000 a month. With a spread that wide, a single average rent would mean very little. Five of those rentals were also listed for sale on October 23, and a sixth had a sale under contract.

City rules and association rules a buyer will ask about

These are the rules and services that the city and the association publish, as of October 2026, on the topics that come up in nearly every purchase.

  • Gates. Three gates are staffed around the clock: the Long Valley Gate near the Ventura Freeway, the Round Meadow Gate near Round Meadow School, and the Burbank Gate on Burbank Boulevard. The association's own FAQ states that the community is "not a secure facility," and it limits each household's standing guest list to 15 names. In January 2026 the city added license plate cameras at each gated entrance, monitored by the Sheriff's Lost Hills Station.
  • Exterior changes. The association's Architectural Committee must approve any change to the outside of a home or lot before work starts, with plans due 10 working days ahead of the committee meeting. Buyers planning a remodel should budget time for that review on top of city permits.
  • Lot sizes and zoning. The city's draft housing element from November 2021 says most parcels in the city are at least one acre, lists RA-S and RA-S-2 zoning with a one-acre minimum lot, and places only five parcels in the R-1 zone, with a 20,000 square foot minimum. Confirm current zoning for any parcel with the city.
  • Guest houses and ADUs. The city runs a preapproved plan program for detached accessory dwelling units of 250 to 800 square feet, one story and up to 16 feet tall, and an application must include association approval. The city's page says no plans have been preapproved yet.
  • Trails and streets. The trail system is for horses and people on foot only. The city has no sidewalks and no street lights. A key to the Ahmanson Ranch gate at the end of Long Valley Road is available through the Hidden Hills Horsemen, according to the association.
  • Utilities. Water comes from the Las Virgenes Municipal Water District. The County's Consolidated Sewer Maintenance District maintains 16 miles of sewer line and two pump stations, and each owner is responsible for the sewer lateral from the house to the main, including the part under the street. Owners can also start the process of forming assessment districts to put overhead utility lines underground, repaid by the owners in that district; formation needs a ballot majority weighted by assessment amount.
  • Police and fire. The city contracts with the Los Angeles County Sheriff's Department, served from the Malibu/Lost Hills Station at 27050 Agoura Road, and is served by the Los Angeles County Fire Department.
  • Wildfire. During the Woolsey Fire, the County Fire update of November 11, 2018 listed the entire city under mandatory evacuation. The city reported in April 2025 that the State Fire Marshal's proposed hazard map update shows Moderate, High and Very High zones within the city; I did not confirm whether that map has since been finalized. Ask your insurance agent about coverage before you write an offer, and consult an attorney on any disclosure question.

Where my own experience fits

I have no Hidden Hills closings in my records, so nothing on this page is drawn from my own files. Everything above comes from MLS and public records. What I bring to a sale here is a careful read of those records and a career of close to 200 closed transactions across sales and leases.

Thinking about selling in Hidden Hills? Price against the closings, not the listings

The median asking price of the houses on the shelf, $13,995,000, is more than double the median closed price of $5,995,999, and much of that gap is new construction. Request a home value report and I will compare your house with the closed sales of the same era and size. If you would rather talk it through first, call or text my cell at 818-381-9977.
