Buying in Chatsworth: Horse-Zoned Lots, 1950s Tracts, New Hillside Builds and Everything Between, Sorted Through 305 Sales

In Chatsworth, the bedroom count tells you less than the zoning map does. A ranch house on Lubao Avenue and a ranch house on Tulsa Street can look alike from the curb, yet one lot is zoned for horses and the other is not, and a third house a few miles west may not be inside the City of Los Angeles at all.

So this guide is organized by kind of property, not by street or by price. For each type I pulled the closed sales from the CRMLS MLS (area "CHT - Chatsworth"), matched every sold address to its City of Los Angeles zoning, and checked which side of the city line it sits on. The sales closed between October 6, 2025 and October 2, 2026, and I pulled them on October 4, 2026.

First Question on Any Chatsworth Address: City Rules or County Rules?

A Chatsworth mailing address does not guarantee City of Los Angeles jurisdiction. When I checked all 305 sold addresses against the Los Angeles County map of City Council districts, 262 fell inside City Council District 12 and 43 fell outside the city altogether: 41 houses and 2 townhomes. The County's own list of unincorporated areas in this corner of the Valley includes Lake Manor, West Chatsworth and Twin Lakes/Oat Mountain. The 43 sales fall in two groups: one north of the 118 freeway off Topanga Canyon Boulevard and the top of Canoga Avenue, and a smaller group in the Lake Manor area near the Ventura County line.

Why it matters to a buyer: zoning, building permits and code questions for a county lot go to Los Angeles County Regional Planning and County Public Works, not to City Planning and the Department of Building and Safety. Rent rules differ too, since the City's Rent Stabilization Ordinance applies only inside the city. For a city lot, the City's ZIMAS map (zimas.lacity.org) shows the zone in a few clicks. For a county lot, ask Regional Planning. Either way, I put this check at the top of the list before an offer is written.

Horse-Keeping Zones: What 57 RA, RE20, RE40 and A2 Sales Looked Like

Inside the city line, 57 of the houses that sold sat in zones where the Los Angeles Municipal Code allows horses, subject to lot size: 47 in RA, 5 in A2, 4 in RE20 and 1 in RE40. Ten of them also carried the "K" suffix, which marks an Equinekeeping District.

The middle rows deserve a second look. The smaller horse-zone lots sold for more at the median. That group includes the four 2025 houses on North Andora Avenue and had a slightly larger median house (2,978 square feet against 2,763), a reminder that lot size alone did not set the price.

What the code says, in plain terms: in the RA zone, LAMC Section 12.07 allows equines on lots of at least 17,500 square feet (with an exception for lots that existed before November 19, 1966), at no more than one equine per 4,000 square feet of lot area. Section 13.05 sets the same one-per-4,000 limit inside a K district. The City's Equine Keeping Checklist (ZI-2438, 2014) applies to RA, RE20, RE40, A1, A2 and K lots. A zone that allows horses is not the same as a barn, corral or arena that was permitted, so pull the permit history on any structure you are paying for.

These houses had a median of 2,881 square feet, a median build year of 1974 and a median of 27 days on market. 35 of the 57 listed a private pool.

The Mid-Century Tract Streets in RS and R1 Zoning

The largest single group was the standard single-family zoning that covers the grid of 1950s and 1960s tracts. 85 houses sold in RS or R1 zones, at a median of $910,000, with a median of 1,820 square feet on a 7,558 square foot lot. The median build year was 1961, and the median time on market was 29 days.

The 1950s houses as a group (37 sales across the whole MLS area) were the tightest part of the market: median price $905,000, median size 1,435 square feet, and a median close at 100% of the original asking price. Oso Avenue, Kessler Avenue, Lubao Avenue and Marilla Street each appear several times in that group. If you are comparing two of these houses, the differences usually come down to additions, permits, the age of the roof, plumbing and electrical, and whether the garage is still a garage.

RE9 and RE11 Lots: More Yard Without the Horse Zoning

Between the tracts and the horse lots sit the RE9 and RE11 neighborhoods, with minimum lot sizes of 9,000 and 11,000 square feet. 37 houses sold there at a median of $1,175,000, with a median of 2,439 square feet on an 11,012 square foot lot and a median build year of 1973. This group moved fastest of any house type: a median of 22 days on market.

Houses Built Since 2020, and Where They Actually Are

29 houses built in 2020 or later closed in the year. Their median price was $1,775,000, with a range of $1,400,000 to $2,475,000 and a median of 3,742 square feet. They also took longer to sell than older houses (a median of 93 days) and closed at a median of 94.0% of the first asking price, which tells me builders and sellers of new homes were negotiating.

Most of them were not inside the city. 23 of the 29 sit on unincorporated county land north of the 118, on streets such as Poema Place, Wildflower Way, Currant Court, Citylights Drive, Deerlake Ranch Road and the top of Canoga Avenue. Only 6 were on the city side, including four 2025 houses on North Andora Avenue in RE20-1-H-K zoning that sold between $2,205,000 and $2,324,000. On a newer house, ask for the final permits, any HOA documents, the fire hazard map status and the insurance quote before you commit.

The Unincorporated Edges, North and West

Seen as their own groups, the two county pockets behave very differently:

The Lake Manor group sold at a median of about $419 per square foot, the lowest of any house group in this report, and a median build year of 1966. Septic systems, private roads and wells are possible on rural lots, so confirm sewer, water and road maintenance for the exact parcel.

Townhomes and Condos: 80 Sales, Mostly Townhomes

62 townhomes and 18 condos closed, at a combined median of $594,500 and a median of 41 days on market. Larwin Avenue (13 sales), James Alan Circle (8) and Lassen Street (7) had the most activity.

The jump from two bedrooms to three was only $20,000 at the median, so a buyer stretching for a second bedroom often has room to aim for a third. Dues, reserves, insurance and rental rules vary by association, and they matter as much as the price. Manufactured Homes in Chatsworth's Parks

The MLS tracks homes in mobile home parks as their own property type, so they are not in the 305 above. In the same MLS area and the same twelve months, 25 of them sold, at a median of $195,000 (range $69,000 to $310,000), a median of 1,305 square feet and a median of 55.5 days on market. The listings named parks on Plummer Street (Sunburst), Topanga Canyon Boulevard (Indian Hills) and Lassen Street (Valle Verde and Chatsworth Mobile Home Park).

With these, you buy the home and rent the space. Space rent comes on top of the price, the park usually has to approve the buyer, and financing works differently than for a house. The Los Angeles Housing Department states that its Rent Stabilization Ordinance applies to mobile homes in mobile home parks inside the city, so ask the park for the current space rent and its rent history.

Leasing in Chatsworth Before You Buy

120 leases closed in the same area and period, at a median of $3,996 a month and a median of 42.5 days on market. On October 4, 2026, 28 were active.

75 of the 305 sold above the first asking price and 34 sold right at it. The rest, about two out of three, closed below the original price, which is why I look at the price history of a listing before advising on an offer.

A school's address does not decide which school a home is assigned to; the assignment follows the home's own address, and boundaries can change. Look up any Los Angeles Unified address with the LAUSD Resident School Identifier, and for a parcel on the county side of the line, confirm the district with the district office.

Landmarks, Open Space and Getting Around

  • Stoney Point Park, a City Historic-Cultural Monument (No. 132, designated 1974) known for its sandstone boulders.
  • Chatsworth Nature Preserve, 1,325 acres of Department of Water and Power land on the old reservoir site; public entry is generally limited to an annual Earth Day open house.
  • Garden of the Gods, a 23-acre park off Santa Susana Pass Road on former Iverson Movie Ranch land, and Santa Susana Pass State Historic Park, about 670 acres along the county line that include the Old Santa Susana Stage Road.
  • Homestead Acre, 10385 Shadow Oak Drive, home of the Chatsworth Historical Society and the Hill-Palmer cottage (Historic-Cultural Monument No. 133), with an open house the first Sunday of each month.
  • Chatsworth Station, 10046 Old Depot Plaza Road, served by the Metrolink Ventura County Line, the Amtrak Pacific Surfliner and the Metro G Line, whose Chatsworth end opened June 30, 2012.
  • Hospitals nearby: West Hills Hospital and Medical Center (7300 Medical Center Drive, West Hills), Northridge Hospital Medical Center (18300 Roscoe Boulevard, Northridge) and Kaiser Permanente Woodland Hills Medical Center (5601 De Soto Avenue, Woodland Hills).

Where I Have Worked in Chatsworth

My own Chatsworth experience is in two places. At Masongrove on Mason Avenue, I represented the buyers of a townhome in 2014 and then sold that same home for them in 2016, and I have been part of later transactions in the complex. On Willowbrae Avenue, I listed and sold a single-family house in 2020; the same house changed hands again in December 2025, inside this report's window. I have not had a horse property or new-construction sale in Chatsworth, and I would rather tell you that than claim it.
